Is there a best AI tool for real estate agents on Google Ads?
There is a best tool for each job. For seller and buyer lead campaigns on Google Search, VibeAds can work for an individual agent or small team: it builds campaigns for "real estate agent" and "realtors near me" searches, blocks portal and license-exam traffic, and tracks calls, from $20/month. It does not connect to Follow Up Boss, kvCORE or any real estate CRM, and it does not run listing ads or IDX search. Local Services Ads list real estate services and charge per lead, which many agents prefer. If your leads come mostly from Facebook and Instagram, Ryze AI covers those platforms. For listing promotion, your brokerage's program or a real estate marketing agency is the usual route.

Housing ad rules come first
Google treats real estate ads as housing ads. In the US and Canada you cannot target or exclude people by age, gender, parental status, marital status or ZIP code (policy). Use city or radius targeting. Fair housing law also applies to your ad copy. VibeAds Max offers demographic targeting for other trades; it should not be used for real estate campaigns.

Bid figures are Google Keyword Planner top-of-page bid estimates pulled for 50 US cities in September 2026. They are what advertisers bid to reach the top of the page, not what a click costs you; your real cost per click is usually lower and moves with Quality Score.
About 92% of head-term search volume in our basket was navigational or listing searches: "realtor" alone had a median of 6,600 monthly searches per city at a high bid of $1.39, and "multiple listing services" 4,900 at $2.83. Advertisers do not pay for those because the searchers are headed to a portal. The agent-seeking terms are small and expensive: "realtors near me" bid $6.29 to $25.24 in 45 cities and "real estate agent" $5.17 to $20.00. Bid on those and treat the big terms as negatives or very low bids.

If you work with investors, remove that group.
Seller pages versus buyer pages
Seller leads usually start with a value question, so a seller page should offer a local market analysis from you, not an instant estimate, and ask for the address and timeline. Buyer pages work better with a specific area and price range than with a generic "search homes" box, which sends people back to a portal. Keep the phone number visible. Do Google Ads work for real estate agents?
They can for seller and buyer leads when you bid on agent-seeking searches and block portal traffic. The common failure is bidding on "homes for sale" style searches and paying for people who return to Zillow. Expect long follow-up cycles: a lead may take months to transact, so judge campaigns on appointments, not closings, at first.
Should agents use Local Services Ads?
Many should test them. Real estate services are on Google's Local Services list, you pay per lead rather than per click, and LSA appears above the regular ads for agent searches where it is available.
